Implementing an Energy Performance Certificate (EPC) involves several clear steps, from initiating the process to receiving the final certificate. Here’s how it works:
1. Engage an Accredited Assessor
Contact a qualified domestic energy assessor (DEA) or a non-domestic energy assessor (NDEA) for commercial properties.
2. Assessment Appointment
Our certified surveyor visits the property and conducts a detailed survey. They examine aspects like:
- Insulation: Walls, floors, roof, and loft spaces.
- Heating and Cooling Systems: Boilers, radiators, and air conditioning units.
- Windows and Doors: Double glazing or energy-efficient installations.

3. Data Analysis
The data collected during the inspection is input into approved software, which calculates the property’s energy performance rating. This includes:

WHO REQUIRES AN EPC?
As of the 21st May 2010, if you decide to place your property on the market for sale or rent in the UK you will need to purchase an EPC. This includes both residential and commercial properties. Since April 2018 it is also a legal requirement for the EPC rating to be a minimium of an ‘E’ rating in order for that property to be let to a tenant.Â

When you are selling or renting your property, you, as the seller or landlord must provide the EPC. The certificate should be given to the prospective buyer or tenant prior to entering into a sale or lease agreement.
With a new build it is the responsibility of the person carrying out the work. They must provide the owner with the certificate and inform the Building Control Officer or Approved Inspector that this has been completed within the specified time.

The survey is designed to be a non-invasive visual inspection and all information is to be gathered whilst on site. If there are any measures that cannot be seen i.e. cavity wall insulation, we will require the associated documentation to include this within our certificate.
Can I market or rent the property before I receive the EPC?
As long as you have already ordered and paid for an EPC then you are permitted to put your property on the market or advertise it for renting purposes. We will make sure you receive confirmation of your order immediately after booking the EPC.
CAN AND EPC FAIL?
When an EPC has been completed the property will get a rating between A and G. If you are selling the property then you cannot get a fail.

Environmental impact of the property
As with the energy efficiency rating, the environmental impact of the property is shown as an A to G rating.
This is once again based on assumptions about average occupancy and energy use. They may not reflect how energy is consumed by the people living in the property.
You can also draw comparisons with other households here and see the property’s potential production of CO2 following recommendations (this is shown as a rating for Scotland)
Recommendations/ Top Actions for improvement
You will be provided with a list of recommendations/recommended measures for improving the property’s energy performance.
The indicative cost (Scotland) or typical installation cost is based on average installation prices so may not be representative of the actual cost in your area.
The recommendations provided are cumulative meaning that they should be installed in the order they appear on the EPC to achieve the potential energy efficiency rating. Should you choose not to follow the order they appear in, the potential energy efficiency rating may change.
Scotland’s EPC will also show how recommendations will impact the environment rating after improvement.
